SOCO was selected as the Construction Manager for Kings-bridge Associates II, LLC to construct an office condominium addition to an existing occupied commercial building. The two-story addition was built over the existing parking lot and attached to the rear of the K-3 building.
Site complexities were extensive, including the lot and block being split between Manhattan and the Bronx, thereby leading to zoning issues within the NYC Department of Buildings. Due to easements and property restrictions, permission from MTA Railroad, Metro North Railroad and Con-Edison were required prior to the commencement of construction. The building is adjacent to the Harlem River, and flood plain elevations/geo-tech borings dictated that 120-ton non-vibratory augured piles be used in the foundation.
